Terms and Conditions
These Terms and Conditions apply to any and all Contracts entered into between Eduardo Costa, Lda. (the Company), with tax identification number 508196795, and its Customers, and apply to all bookings, accommodation arrangements, event room hire and the use of all services at its properties.
Check-in / Check-out
What time can I check in?
You can check in from 3.00 pm.
What time do I need to check out by?
You must check out by 12.00 noon.
My flight arrives late at night; is it possible to check in late?
Check-in is carried out electronically using the code sent the day before arrival, so you can check in independently without any problem at a late hour, from 3.00 pm onwards.
My flight arrives first thing in the morning; is it possible to check in early?
Please note that check-in must take place at any time after 3.00 pm. To ensure you can check in before this time, you must book the night before.
Cancellations
What is the cancellation policy for an accommodation booking?
Our standard policy states that you may cancel or amend your booking free of charge up to 5 days before 12.00 on the first day of your stay. In the event of a no-show, you will be charged the full cost of the stay. Any cancellation must be requested via email at geral@primesilvercoast.pt.

Accommodation and Services
Can I add a cot?
We provide cots free of charge for children up to 4 years of age, who may stay in the same room as their parents (options available upon advance request and subject to availability).
Are pets allowed?
Due to the nature of the accommodation, pets are not allowed.
What should I do if I lose my key?
To avoid the inconvenience of losing your key, the day before check-in you will receive an electronic code which you must use to access the building and the flat. This code will be valid for the duration of your stay.
Contract
This Contract constitutes the entire agreement between the parties, supersedes any prior agreement or understanding, and may not be amended except in writing by the parties. All other terms, whether express or implied by statute or otherwise, are excluded to the extent permitted by law. No failure or delay on the part of either party in exercising its rights under this Contract shall be deemed a waiver of that right, and no waiver by either party of any breach of this Contract by the other party shall be deemed a waiver of any subsequent breach of the same or any other provision. Portuguese law shall apply to the Contract and the parties agree to submit to the non-exclusive jurisdiction of the Portuguese courts.
Provisional Booking and Booking Confirmation
If the Company confirms the booking, the Contract shall be conditional upon the provision of the Customer’s credit card details and authorisation for the deduction of charges (including cancellation fees). If the Customer fails to provide the Company with the credit card details and payment authorisation, the Contract shall cease to have effect, subject to any outstanding charges owed to the Company. The services covered by the provisional booking shall be released for resale without any obligation to notify the Customer.
Provision of Services
The Company shall provide the Customer with the services covered by the Contract. The Customer, for their part, shall provide the Company with all necessary data or other information relating to the services, within the timeframe required to enable the Company to provide the services in accordance with the Contract. The Customer shall guarantee the accuracy of all information. The Company may, at any time and without notifying the Client, make any changes to the services that are necessary to comply with any security requirements or other statutory requirements, or which do not significantly affect the nature or quality of the services.
Fees
The fees payable by the Client shall be specified in writing by the Company. Where fees are not specified or where additional and varied services are provided to the Client, the Client shall pay the standard amount at the rate in force on the day the services are provided, together with any additional sums agreed between the Company and the Client for the provision of the services. The Company may vary the usual fees from time to time. All charges quoted to the Client for the provision of food and beverage services include Value Added Tax at the rate applicable on the date of payment of the charge, unless otherwise stated.
Payments
Payments to the Company to be made by the Client (including deposits) shall be made on the date(s) and in the amounts calculated. If any services under the Contract are amended prior to arrival, the payment made shall reflect these changes to the services as described by the Company. Any additional charges relating to services owed to the Company by the Customer shall be paid by the Customer upon presentation of an invoice. For accommodation bookings made at the early-bird rate, full payment will be charged at the time of booking. This payment is non-refundable in the event of any change or cancellation. Cash payments are not accepted from guests without a booking – a valid credit or debit card must be swiped through the chip-and-PIN machine and the relevant authorisation must be given. All charges must be settled before the Customer leaves the flat. It is assumed that the Customer authorises the settlement of all outstanding charges, which may be processed by the Company via credit or debit card payment, in accordance with the details held on file.
Changes to services requested
Any changes to numbers of guests, accommodation, and food and drink requirements for the Services, as well as any other changes or additional charges, must be agreed between the Customer and the Company in writing.
Liability of the Company
Where the Company provides Services that include any Services supplied by third parties, the Company shall not be liable to give any warranty or other assurance as to their quality, fitness for purpose or otherwise, but shall, where possible, pass on to the Client the benefits of any warranty or indemnity provided by the service provider to the Company. The Company shall not be liable to the Client for any losses, damages, costs, expenses or other claims for compensation arising from any instructions provided by the Client which prove to be incomplete, incorrect, inaccurate, illegible, out of sequence or in the wrong form, or resulting from their late arrival or non-arrival, or any other failure on the part of the Client. Except in the event of death or personal injury caused by the Company’s negligence, or where expressly provided for in these Terms, the Company shall not be liable to the Client for any representation (unless fraudulent) or any implied warranty, condition or other terms, or any obligation at common law, or under the express terms of the Contract, for any loss of profit or other indirect, special or consequential damages, costs, expenses or other claims (even if caused by negligence on the part of the Company, its employees or agents or others) arising out of or in connection with the provision of the services (including any delay in the provision of the services or the inability to provide them) or their use by the Client, and the Company’s total liability under the terms of the Contract shall not exceed the amount of the Company’s charges for the provision of the services, except as expressly provided for in these Terms.
Termination
The Company may, at any time, terminate the Contract by written notice to the Customer if the Customer breaches any of these Terms, or if the Customer goes into liquidation, becomes bankrupt, enters into a voluntary arrangement with its creditors, or has appointed a receiver or administrator.
The Customer’s Responsibilities
Check-in and check-out times for the accommodation are 3.00 pm and 12.00 noon respectively. The Customer is responsible for their own behaviour and that of their guests at the accommodation and, in particular, for the orderly conduct of guests attending any event or staying at the accommodation, as well as for any other use they make of the services. The Customer shall ensure that no noise or disturbance is caused to the accommodation or its other guests and customers. The Guest shall comply with any reasonable request made by the Accommodation and with the Company’s policies regarding the provision of its services, which may be amended from time to time. If a resident of the Accommodation wishes to have any items delivered or to receive assistance prior to their arrival or after their departure, they must notify the Accommodation in advance. The Accommodation reserves the right to refuse to accept such items. Any costs incurred in connection with their return shall be borne by the sender. All items remain the sole responsibility of their owner and may be subject to inspection. Please note that if any item is locked or sealed, it is the owner’s responsibility to facilitate access to it. The Company accepts no liability for any flooding, fire or damage caused to the items. Smoking is only permitted in outdoor areas. All guests arriving without a booking or making a same-day booking must provide photo ID on arrival, regardless of their nationality.
Responsibility for Use of the Accommodation and Outstanding Charges
The Guest understands that their signature on the registration card constitutes authorisation to use the registered credit card to pay for their current and future stays. This does not exempt them from liability for the bill presented at the time of their stay. The Guest further acknowledges that they will be held personally liable in the event of total or partial non-payment of these charges by any person, company or third party named. The Accommodation is not liable for cash, jewellery or other valuables that may have been lost, stolen or left in public areas, areas open to the general public or private vehicles.
CCTV
In public areas of the accommodation and in certain service areas, video surveillance (CCTV) will be active and video recordings may be made. This is carried out for security and operational reasons, to ensure the effective management of the accommodation and the safety of all its guests and staff.
Photography and Filming
All photography or filming for commercial purposes must be authorised by a member of the accommodation’s executive team. No photography or filming may take place in any area of the accommodation, under any circumstances, without a representative appointed by the accommodation itself. Staff and the Accommodation’s uniforms, even if only partially visible, must not be photographed or filmed, and no duties performed by the staff may be depicted for the purposes of photography or filming. The use of the Accommodation’s name, its commercial photographs, images of the Accommodation and the Accommodation’s logo, including registered trade marks or trade names, requires the Accommodation’s prior written consent. The Accommodation will take appropriate legal action to prevent any misuse or unauthorised use of the items listed above.
Intellectual Property Rights
All information, data and materials presented on this website, including names, logos, content, etc., as well as the colour scheme and layout of the website, are subject to copyright, trade mark rights, database rights and/or other intellectual property rights. Such content may only be used if authorised by the Accommodation and strictly for personal, non-commercial purposes. Any other use and/or reproduction of this content, without the prior written consent of the Accommodation, is prohibited and constitutes a breach of these Terms, and may infringe the Accommodation’s intellectual property rights.
Complaints Register
The Accommodation maintains a Complaints Register. Should the Customer wish to make a complaint, the Accommodation always suggests that the Customer first attempt to resolve the issue amicably by contacting the Accommodation. If this is not possible, the Customer must request the Complaints Register to formalise their complaint. If they prefer, they may do so via the Electronic Complaints Book Platform, a digital platform where consumers and users can submit requests for information to regulatory/supervisory bodies, and lodge complaints, make suggestions or offer praise to the business operator.
